By starting from a zoning plan from the 1940s, the architects have created a building where classical materials such as natural stone both renew and preserve the history of Stockholm\u2019s stone city.<\/strong><\/p>\n<p data-start=\"361\" data-end=\"1312\">The 2024 winner is the spectacular real estate project Caprea in \u00d6stermalm, Stockholm, which was one of the final projects of the now-closed Utopia. On the site of a former gas station at the corner of Birger Jarlsgatan and Kungstensgatan, developer Balder has built one of Stockholm\u2019s most exclusive residential properties in recent years. Interest in signing up for the apartments was enormous, despite record-high square-meter prices.<\/p>\n<p data-start=\"361\" data-end=\"1312\">Architecturally, Utopia based its design on the existing zoning plan from the 1940s, which allows the property to blend harmoniously into the surrounding stone city. This meant that existing fa\u00e7ades set the framework for proportions such as facade divisions, base floors, bay windows, and shallow balconies. The palette of materials consistently consists of classical elements like granite, plaster, and wrought iron. These also serve as time markers that express both past and present. \u2013 In short, we wanted to recreate the missing piece of the puzzle in the block, summarizes <strong>Mattias Litstr\u00f6m<\/strong>, one of Utopia\u2019s founders and lead architect for the project.<\/p>\n<p data-start=\"1314\" data-end=\"1643\">The street facades facing Birger Jarlsgatan and Kungstensgatan rest on a high, roughly hewn granite base floor made of Skarstad Red Bohus. The split-face surface of the rough-hewn granite enhances the sense of a solid and protective layer, reminiscent of the Riksbank\u2019s robust diabase facade.<\/p>\n<p data-start=\"1314\" data-end=\"1643\">Swedish natural stone is also prominently featured in the interiors. Honed Tossene Grey Bohus and Skarstad Red Bohus appear in entrance floors and elevator surrounds, among other elements. In the house\u2019s communal wine cellar, designed by culinary professor Carl Jan Granqvist, there is a limestone floor in Alb\u00f6ke from \u00d6land.<\/p>\n<p data-start=\"68\" data-end=\"342\">The house\u2019s tall granite plinth embodies both the material requirements and gives the building a strong sense of gravity, almost as if the first floor were rising directly from the bedrock. This is also the feeling that <strong>Mattias Litstr\u00f6m<\/strong> aimed to achieve, he explains. \u2013 When I was a child, I lived in an area where you could see the marks of stone that had been blasted and wedged out of the rock to make way for passages and roads. I was fascinated by the wedge marks left exposed in the rock and vividly remember how they felt under my hand when I brushed over them. It was so clear that everything was the result of human craftsmanship, and that same feeling is what we wanted to recreate with the plinth.<\/p>\n<p data-start=\"1645\" data-end=\"1993\"><strong>Kai Marklin<\/strong>, chairman of the jury and of the Swedish Stone Industries Federation &#8221;<a href=\"https:\/\/www.sten.se\/\" target=\"_blank\" rel=\"noopener\">Sveriges Stenindustrif\u00f6rbund<\/a>&#8221;, explains: \u2013 For us on the jury, this project has been yet another brilliant example of how Swedish stone is a material that can both root a project in history and at the same time stand for renewal. Architecturally, it is an exceptionally well-executed project. Right now, the development of fa\u00e7ade materials and installation techniques is also progressing very rapidly, and the saw-back panels are an example of a product through which we as an industry can showcase an innovative way to make use of all the material coming from the quarry.<\/p>\n<p data-start=\"1995\" data-end=\"2673\"><strong data-start=\"1995\" data-end=\"2086\">The jury\u2019s motivation reads: <\/strong><em data-start=\"2089\" data-end=\"2671\">The exclusive Caprea project, guided by a zoning plan from the 1940s, blends seamlessly into the history of Stockholm\u2019s stone city. The careful and tasteful use of classical materials of the highest quality has become a set of time markers that both preserve and renew. The role of natural stone is as self-evident as it is clear in the material palette, both in the details and in the fact that the building rests on the strength of the robust Bohus granite base, innovatively assembled. Caprea opens a new door to future solutions in the same spirit.
